How does your dynamic pricing work?
Every night, Newingham Hospitality Group pulls live occupancy, search demand, lead-time, nearby competitor rates, and local events for each of your properties — then reruns your pricing for the next 30 days and pushes the result through each channel's official API.
No scraping. No daily zigzag. Rate changes, availability, and reservations stay in sync across Airbnb, Vrbo, and Booking.com because we plug into the platforms directly rather than reading them sideways.
What happens if a guest messages at 2 a.m.?
The AI inbox picks it up. Routine questions (Wi-Fi, parking, late check-in, refund status) get a clear answer in under a minute. The awkward ones — complaints, edge cases, anything a guest is clearly frustrated about — get answered with care.
If a real human voice is actually needed, we escalate to you with the full thread attached so you're never dropped into a conversation mid-context. The 2 a.m. text thread goes quiet, the after-hours shift disappears.
How are cleanings scheduled?
The moment a booking confirms, Newingham Hospitality Group schedules the turnover against your existing checkout time, dispatches the cleaner you've chosen for that property, and updates the schedule as new reservations land on any channel.
We also track small signals that flip reviews — low linen stock, a slow drain, a tired lock code — and flag them so they get fixed before the next guest walks in. Your cleaning platform, your spreadsheet, and the after-hours panic collapse into one schedule that runs itself.
Do guests know they're talking to AI?
We sign messages from Newingham Hospitality Group, not from a person pretending to be you. Guests know they're talking to an operator-backed AI that can resolve their request or escalate to a human — they don't think they're messaging a host who never sleeps.

How do you handle refunds?
Whenever we can, we handle them inside the channel's own refund tooling — Airbnb, Vrbo, or Booking.com — so the guest sees the refund on their statement and on the platform where they booked.
Anything that exceeds what we're authorized to do (large amounts, edge cases) gets escalated to you with the full thread and a recommendation. You stay the decision-maker on money; we do the paperwork and the back-and-forth.
Can you run more than one property?

Which booking channels are supported?
Airbnb, Vrbo, and Booking.com, connected through each platform's official API. Reservations, calendars, rates, and guest messages sync in both directions, so a change made on any one channel shows up everywhere within a few seconds.

How much does the subscription cost?
